How to Find a Commercial Cleaning Company in London You Can Actually Rely On

30 July 2026 · 6 min read

Search for a commercial cleaning company in London and you’ll get pages of results within minutes, all claiming the same things: reliable, professional, fully insured. With this many commercial buildings packed into one city, the market is genuinely competitive, which is good for choice but also means plenty of companies compete purely on price and cut corners somewhere to hold that price down. The gap between the cheapest quote and the one that actually turns up, on time, with vetted staff and proper paperwork, is usually invisible until something goes wrong.

This isn’t a pitch for any particular provider. It’s a practical list of what to actually check before you sign, because the things that separate a dependable commercial cleaner from a risky one rarely show up in the sales pitch.

Why London specifically makes this harder to judge on instinct

A dense commercial market cuts both ways. You have more companies to choose from, but also more companies willing to undercut a quote to win the contract, then quietly reduce hours, swap in uninsured subcontractors, or skip the compliance paperwork that doesn’t show up in the price. A company operating across multiple London sites also needs a level of scheduling and staff management that a small local operator serving one postcode simply doesn’t need, so scale itself is worth asking about, not just price per hour.

What to actually check before signing

Most commercial cleaning pitches sound similar on the surface. The differences show up in the detail, and in how quickly a company can back up what it’s claiming. A handful of numbers worth keeping in mind while you compare quotes:

£5m+
Public liability cover worth treating as standard, not optional
2-3
Trial cleans most buyers reasonably compare before deciding
48 hrs
Roughly how fast a serious contractor should reply to an enquiry
  1. 1Ask for proof of insurance, not just a mention of itPublic liability cover should be current and easy to produce as a document, not a verbal assurance. If it takes days to arrive, that tells you something about how organised the rest of the operation is.
  2. 2Check staff vetting and DBS statusCommercial buildings, especially anywhere with restricted access or after-hours entry, warrant asking whether cleaners are individually vetted, not covered by a vague company-wide statement.
  3. 3Ask to see RAMS and COSHH documentation for the sectorA company doing genuine commercial work should have risk assessments and chemical safety sheets ready for your specific building type, not a generic template they’ve never updated.
  4. 4Ask how they prove a visit actually happenedTimesheets, photos, or a sign-in log matter more than they sound like they should, particularly once a dispute over a missed area or a damaged item comes up.
  5. 5Get contract terms and notice periods in writingVerbal agreements on frequency, scope, and pricing tend to drift. A written contract protects you as much as it protects them.
  6. 6Read reviews and ask for a reference on a similar-sized siteA company happy to point you at an existing client running a comparable building is usually confident for a reason.

The two questions worth asking directly

The detail that matters most rarely shows up on a company’s website. It shows up in what commercial clients now expect to see on vetting and DBS checks before they’ll finalise a contract, and in how a company can actually prove a job was done when a dispute comes up over a missed room or a damaged item. Ask both questions directly during the quoting process. A company with nothing to hide will usually answer them without hesitation, and a company that goes vague or defensive is telling you something worth listening to.

Price still matters, obviously, but the cheapest quote in a market this competitive is very often the cheapest for a reason. Spend the extra ten minutes checking insurance, vetting, and how the company handles disputes before you sign, it’s far less time than you’ll spend sorting out a problem after the contract has already started.

In a market this crowded, the company willing to show you the paperwork before you ask twice is usually the one worth signing with.
